5th Wheels Over 40 Feet: The Estate Class

When you step into a 40+ foot fifth wheel, you have left the world of "camping" behind. You are now in the Estate Class. These massive residences on wheels offer square footage that rivals many apartments, featuring multiple bathrooms, separate dens, and chef-grade kitchens.

At Leisure Days RV Group, we specialize in setting up "Full-Timers" and "Snowbirds" with these rolling homes. However, buying a rig of this magnitude requires serious preparation—both for your truck and your driver's license.

Towing Requirements: Why You Need a Dually Truck

One of the most common questions we get is: "Can I tow a 40-foot 5th wheel with a single rear wheel truck?" The honest answer is no. To tow this class of RV safely, a Dual Rear Wheel (Dually) Truck is essential.

  • The Weight: A luxury 40-foot fifth wheel typically has a GVWR (Gross Vehicle Weight Rating) of 16,000 to 18,000+ lbs.

  • The Payload Problem: You must carry approximately 20-25% of that weight on your truck's hitch. This results in a real-world Pin Weight of 3,500 to 4,500 lbs.

  • The Solution: A standard 1-ton truck (SRW) often maxes out at 4,000 lbs payload. Only a 1-Ton Dually (DRW)—like a Ford F-350, Ram 3500, or GM 3500—has the stability and payload capacity (often 5,000+ lbs) to handle this load safely in crosswinds.

Canadian RV Licensing: Do You Need a Special License?

In Canada, towing a heavy "Estate Class" RV often triggers a license upgrade requirement. It is critical to check your province's regulations.

  • Ontario (The 4,600 kg Rule): A standard Class G license only allows you to tow a trailer up to 4,600 kg (10,141 lbs). Since every 40-foot fifth wheel exceeds this, you will likely need a Class A Restricted (Condition R) license.

  • Note: Always verify the GVWR on your trailer's door sticker against your local laws to ensure your insurance remains valid.

Luxury Features: What to Expect in High-End 5th Wheels

When you buy a 40+ foot RV, you are paying for residential amenities that make full-time living comfortable.

  • Multi-Level Zoning: Look for Front Living (FL) or Rear Den layouts. These elevate the living room, creating huge storage bays underneath and distinct separate rooms inside.

  • Bath and a Half: Standard in this size range, providing a private master en-suite plus a guest bathroom off the kitchen.

  • Residential Appliances: Expect 18+ cubic foot stainless steel refrigerators (often with ice makers) and prep for Stackable Washer/Dryers.

  • 6-Point Hydraulic Leveling: Unlike the electric jacks on smaller trailers, these rigs use powerful hydraulic systems to lift and level the coach in seconds.

Ready to Upgrade to Full-Time Living?

  • Check Your Payload: Look at the yellow sticker on your truck’s door jamb. If the payload is under 4,000 lbs, you will need to upgrade to a Dually before buying a 40-foot rig.

  • Browse Estate Inventory: Filter our selection by "Length: 40ft+" to see the largest units on the lot.

  • Verify Your Parking: These units are tall (13'6"). Ensure your storage facility or pole barn has the vertical clearance to accommodate them.
